Imagine the asking price fits your budget and the land suddenly looks affordable. The purchase price is only the first number. Date every number and state its assumptions

A useful budget is a transaction scenario, not one headline percentage.

Taxes, registration, professional work, surveys, finance, construction and later tax consequences depend on the property, parties, purpose and date. Keep confirmed amounts, estimates and unresolved exposure visibly separate.

Three questions make the numbers comparable

  1. What exact transaction and parties are being costed?

    Record price, property type, intended use, buyer circumstances, financing and target date. A rate copied from another purchase may answer a different case.

  2. Which costs are one-off, recurring or conditional?

    Separate purchase taxes and registration from annual charges, professional review, surveys, infrastructure, works and costs that arise only if an assumption fails.

  3. Which values are official, quoted or still estimates?

    Keep the source and date beside every figure. Test changes in price, valuation, interest, works and tax treatment instead of hiding uncertainty in one total.
