How to read the headline agricultural-land number
Eurostat reported an average 2024 price of €76,556 per hectare of arable land for Portugal. This is useful context only within its defined universe.
Year and unit
The figure is for 2024 and expressed per hectare, not a current asking price per square metre. Preserve both the date and unit when quoting it.
Covered land
The agricultural-land statistics concern land sold or purchased for agricultural use. They do not represent every rural, urban or development-land market.
Excluded items
The stated series excludes buildings, plantations, transfer costs, deductible VAT and inheritance transfers. A parcel package containing those elements is not like-for-like.
Building land is a separate category
Portuguese tax law treats building land as a separate urban-property category based on planning or development conditions. An arable-land average cannot be used as its value.
No parcel conclusion
A national average does not inspect the plot, rights, access, planning position, services or marketability. Use it only as labelled background.
What a parcel-specific valuation needs
Purpose and valuation date
State whether the report is for negotiation, tax, accounting, court or credit and the date it addresses. One purpose or date does not automatically transfer to another.
Parcel identity and recorded rights
Provide current registry and tax documents and resolve which land is being valued. A report cannot correct title or ownership uncertainty merely by noting it.
Current planning classification and constraints
Supply current official planning information and distinguish confirmed facts from assumptions. A valuer’s assumption does not create development rights.
Area and boundaries
Explain which area is used and whether records, mapping and the ground agree. Price per square metre is unreliable when its denominator is uncertain.
Access, services and physical condition
Document legal and practical access, infrastructure and observable land facts relevant to the stated purpose. Do not replace specialist checks with valuation assumptions.
Comparable selection and adjustments
Require the report to explain why each comparable is relevant and how differences in date, location, rights, category, size and condition were handled.

Name every number
Label asking price, transaction, statistic, VPT, market valuation or lender value and record its date, unit and purpose.
Document the exact plot
Collect current registry, tax, planning, boundary, access and physical information and note every unresolved point.
Choose the valuation purpose
Commission the appropriate report for negotiation, tax or finance rather than asking for an unexplained “real value”.
Read methods and reservations
Check comparables, adjustments, assumptions, excluded checks and the effective date instead of focusing only on the final figure.

Does €76,556 per hectare mean that is what Portuguese land costs?
No. It is Portugal’s 2024 Eurostat average for arable land within a defined agricultural-use series. It does not value building land, every rural category or a specific parcel.
Can I divide any land price by square metres?
You can calculate a ratio, but it may mislead if category, rights, date, geography, access, planning position or even the parcel area differs. Explain the denominator and comparability first.
Is VPT the real market value?
No. VPT is a tax value calculated under CIMI. It may be relevant to taxes but does not automatically state market value or the value a lender will accept.
Does the bank valuation guarantee the loan?

Who can prepare a valuation for a bank?
