Terms of use
Terms governing the website, land checks and GnextD | Land reports.
Portuguese is the controlling version. This English text is a faithful translation.
GnextD organises and interprets public evidence to create a new, independent analysis. It does not sell the underlying official datasets and does not replace an official decision or qualified professional advice.
1. Scope and acceptance
These terms govern use of GnextD | Land, provided by Markus Tanz, Self-employed individual, Portuguese tax number PT284143669, Aldeia do Golf, 8125-433 Vilamoura, Algarve, Portugal.
The acknowledgement shown before a land check is a product warning only; it is not, on its own, a separate acceptance of these terms. Account creation presents a separate, dated clickwrap acceptance of the applicable Terms tied to their version.
The Privacy notice is presented and acknowledged separately as notice received, not as consent. Accepting Terms is not consent to processing where consent is required.
2. What GnextD provides
GnextD combines public and official sources, normalises references and geometry, runs deterministic spatial checks and presents results, limitations, provenance and practical next steps. The product value lies in that processing, comparison, interpretation and organisation — not in reselling the original database.
GnextD does not offer national source files, internal tables or a bulk-download API as a data product. Any map representation that is shown keeps the source-specific attribution and boundary.
The currently published features do not by themselves conclude a paid purchase or subscription. A future paid offer must show its price, taxes, duration, renewal, cancellation and specific conditions before an order.
3. Decision support, not an official decision
A result describes only what the application could check in the identified sources, for the selected point or parcel and at the time of the check.
- “Match” means the integrated source data returned at least one occurrence for the check.
- “No match” means the source was technically available, the query completed, complete coverage was proven for the checked scope and the checked data returned no occurrence.
- “Snapshot checked · coverage unproven” means the stored local snapshot query completed and returned no occurrence, but complete coverage has not been proven. It is an inconclusive warning, not a favourable “No match” and not “Source unavailable”.
- “Source unavailable” means no usable Match or No match result is available from that source for this check. It may reflect an unavailable or incomplete query, or an explicit conclusion that the source does not cover the place; the reason and technical availability remain separate in the evidence.
- CRUS, cadastral and municipal context does not replace the operative PDM, regulations, a land survey, property register, title or permit.
3-A. Local Knowledge Assistant
The Assistant searches verified GnextD guides and uses local models to turn the retrieved context into a simple explanation. The guides and their sources remain the factual basis; generated wording may contain errors.
The Assistant is not a general advisory service, does not decide whether land is buildable and does not issue a permit, legal opinion, purchase recommendation or binding conclusion. The linked guides and their boundaries prevail over automated wording.
Question length, cooldown and daily limits, guest Turnstile and a bounded queue apply. GnextD may reject abusive, sensitive or out-of-scope requests. The optional improvement choice neither increases the limit nor changes the answer.
4. Professional exclusions
GnextD does not issue permits, legal opinions, surveys, valuations, engineering studies, environmental assessments, tax advice, insurance advice or buildability guarantees. Before buying, reserving, designing, financing or building, the user must confirm the current position with the Câmara and relevant qualified professionals and authorities.
5. Sources, licences and availability
Each source keeps its own terms, attribution, coverage and date. A CC BY 4.0 statement for one source does not mean all public data has that licence and does not remove additional SNIT, SNIG, catalogue or legal-act conditions.
Official services may be incomplete, out of date, unavailable or inconsistent. GnextD may use a validated snapshot for analysis or query the official remote service, but does not promise continuous availability or real-time currency.
6. User responsibilities
The user is responsible for selecting the correct location and scope and deciding whether the result is suitable for the intended purpose.
- Do not present a GnextD result or report as official, binding or issued by an authority.
- Do not remove attribution, notices, limitations or source references when sharing a report.
- Do not scrape, bulk-extract, bypass technical limits, overload services, reproduce the application or resell results as an official data feed.
- Do not submit third-party data without a lawful basis or use the service for unlawful, discriminatory or harmful purposes.
7. Accounts, history and reports
Guest checks are not saved to private history. For an authenticated account, checks, results and reports remain within the private boundary, retention periods and export/deletion controls described in the privacy notice.
A user may download and share a report for their due diligence or with advisers if all source references, attribution and limitations remain intact. That permission transfers no rights in third-party datasets and does not permit a competing data service.
8. Changes, suspension and continuity
GnextD may correct its method, update sources or deliberately disable a family through Source Control when operational, contractual or legal changes require it, and may suspend abusive or unsafe access. Licence facts do not disable sources automatically. Material term changes apply prospectively and will have a new version and date.
No uninterrupted service level is promised. Authority, network, geocoding, mapping, storage or other supplier failures can limit a check without turning a missing response into a conclusion.
9. Liability
Nothing in these terms excludes liability that cannot legally be excluded, including mandatory consumer rights. To the extent permitted by law, GnextD is not liable for treating a check as a permit, an official-source error or outage, incorrect user input, or indirect loss that was not reasonably foreseeable at the relevant time.
Users must reduce risk by confirming material information before taking on financial or legal commitments. GnextD remains responsible for direct loss caused by a breach attributable to it under applicable law.
10. Applicable law and consumers
Portuguese law applies without depriving a consumer of mandatory protection applicable in their country of residence. The parties should first try to resolve a matter through the stated contact. Consumers may use Portugal’s electronic complaints book and, where competent, CIMAAL, without losing access to the courts.
If one provision is invalid, the others continue. Portuguese is the controlling version, subject to mandatory law.
