Put the property on the map—without overstating the result

Does a BUPi polygon prove that I own the land inside it?

No. BUPi connects tax-matrix, documentary and georeferenced information and can identify or delimit rustic or mixed property through the applicable route. Property identification and land registration remain distinct, and a polygon does not unilaterally settle an overlap, title issue or disputed boundary.

Why this matters

What does BUPi georeferencing establish about land?

Imagine you need to answer this before deciding what to do next: “Does a BUPi polygon prove that I own the land inside it?” No. BUPi connects tax-matrix, documentary and georeferenced information and can identify or delimit rustic or mixed property through the applicable route. Property identification and land registration remain distinct, and a polygon does not unilaterally settle an overlap, title issue or disputed boundary. The simple rule: Use BUPi to connect property documents with mapped geometry while keeping identification, land registration and boundary disputes as separate questions.

What this page helps you do

  • Four parts of the BUPi file
  • First confirm which geographic regime applies
  • A safer route from documents to registered identification
  • Bring a coherent BUPi file
  • Ask the BUPi desk for the complete route

Words made simple

BUPi
The simplified property-identification platform that connects registry, tax-matrix and georeferenced information.
RGG
Representação gráfica georreferenciada: a closed-polygon representation used in the applicable BUPi route.
Cadastre
The official property-geometry regime used where cadastral mapping applies.
Georeferencing
Associating the property's mapped geometry with coordinates in the relevant geographic system.

Questions you may have

  • What is an RGG?
  • Does an accepted BUPi polygon prove ownership?
  • Does every municipality use the same BUPi geometry route?
  • What should I do if the polygon overlaps a neighbour?

Four parts of the BUPi file

  1. Tax-matrix reference

The tax booklet helps identify the matrix article. It is a documentary reference, not proof of the physical boundary or registered title.

  2. Document relied on for ownership

Bring the relevant deed, court or other ownership document identified by the official route. BUPi records the basis presented; it does not guarantee how a disputed right will be decided.

  3. Mapped geometry

An RGG is a closed-polygon representation in BUPi cartography. It identifies the proposed or validated geometry under the applicable process, not an automatic resolution of every neighbouring claim.

  4. Separate land registration

BUPi brings information together, but registration at the Conservatória remains a distinct workflow step. Check whether that step is complete instead of stopping after drawing the property.

First confirm which geographic regime applies

No cadastral mapping

The municipality uses an RGG

Official BUPi guidance says an RGG is used in municipalities without cadastral mapping. Ask the BUPi desk what documents and technical support the actual property requires.

Is this property to be identified through a new or existing RGG?

Cadastral mapping exists

The cadastral configuration is used

Where cadastral mapping applies, use the geometric property configuration held in that regime and compare it with the matrix, register and land.

Which cadastral representation and identifiers apply to this exact property?

A polygon overlaps

Stop treating drawing as resolution

Document the overlap and neighbouring properties and route it through the desk, suitable technician and, where rights are affected, registry or legal support. Do not redraw over the conflict and call it solved.

What is the procedural status of the overlap, and whose evidence or agreement is still required?

A safer route from documents to registered identification

  1. Confirm the municipality and applicable regime

Ask whether the property follows the RGG or cadastral route before preparing geometry.

  2. Collect the tax booklet and ownership evidence

Make sure the article, holder, title and property described actually belong to the same investigation.

  3. Prepare or review the geometry

Use the BUPi platform or desk and authorised technical support where needed; identify neighbouring properties and visible inconsistencies.

  4. Record overlaps and objections

Treat them as unresolved issues requiring the proper evidence, agreement or procedure, not as map-editing problems.

  5. Check the separate registration step

Confirm with the Land Registry whether the identification is connected to a completed registration and whether documentary discrepancies remain.

Bring a coherent BUPi file

  • Current caderneta predial and matrix article
  • Deed, court decision or other ownership document relied on
  • Current land-registry certificate, if registered
  • Clear location plan and known access points
  • Existing RGG, cadastral representation, sketch or survey file
  • Known adjoining properties and any agreement or objection
  • Marked overlaps, area differences and documentary mismatches

Ask the BUPi desk for the complete route

For this rustic or mixed property and municipality, does the RGG or cadastral route apply, what documents and technical evidence are required, what unresolved overlaps or neighbour validations appear, and what separate Land Registry step remains?

Show the documents, exact location, existing geometry and any overlap. Ask separately about georeferenced identification and land registration.

BUPi terms without the jargon

Conservatória / Land Registry
The office responsible for the separate registration of rights and related applications.

What BUPi identification does not prove

  • It does not confer ownershipThe submitted polygon and documents do not replace land registration or a competent resolution of disputed rights.
  • It does not erase an overlapAn overlap needs its own evidence and procedure; drawing a different line is not a legal settlement.
  • It does not guarantee the physical boundaryA mapped representation must still be reconciled with records, neighbours and the land where the line matters.
  • Identification and registration have different cost rulesThe official BUPi FAQ says property identification at a BUPi desk or online is always free. Registration of qualifying rustic and mixed properties is free until 30 September 2026 and may carry a cost afterwards; confirm the conditions and current FAQ.
  • It does not grant planning permissionGeoreferenced identification does not establish buildability, lawful use, approvals, safety or finance.

What this page cannot prove

Geographic identification, not a title judgement

This guide does not validate a specific RGG, decide an overlap, prove ownership or complete land registration. Confirm the current regime, procedural status, fees and evidence with BUPi, the competent cadastral and registry authorities and appropriate technical or legal advisers.

Common questions

The questions people usually ask next

What is an RGG?

It is the closed-polygon georeferenced graphical representation of a property in BUPi cartography under the applicable route.

Does an accepted BUPi polygon prove ownership?

No. Georeferenced identification and registration of rights are distinct, and disputed title or boundaries need the competent procedure.

Does every municipality use the same BUPi geometry route?

No. Official BUPi guidance distinguishes municipalities without cadastral mapping, where an RGG is used, from those with cadastral mapping, where the cadastral configuration is used.

What should I do if the polygon overlaps a neighbour?

Document the overlap and stop treating the map as settled. Ask the BUPi desk and suitable technician for the route, and obtain registry or legal review where rights are affected.

What documents should I take to BUPi?

Start with the current tax booklet and the ownership document relied on, plus registry information, existing geometry and details of neighbours or conflicts where available.

Is BUPi identification free?

The official BUPi FAQ says identification at a BUPi desk or online is always free. The separate registration of qualifying rustic and mixed properties is free until 30 September 2026 and may carry a cost afterwards; check the current conditions.
